The HVAC? will be important. The options will be set up to use a smart thermostat to control and monitor the temperature. Since the house will have spray foam insulation, there shouldn’t be much loss of heat or cooling. For heating, there will be an underfloor radiant heating system. For cooling, there will be a forced air cooling system. This will not be the best, but I would imagine that installing a heat pump in every room will be unrealistic.
